July 2011 Market Review

 

The number of Sold MLS Listings in Sun Peaks during the month of July is up marginally from the number of sales in July 2010. Overall year to date sales are down compared to 2010 and Sun Peaks remains a Buyer's Market. List prices have been adjusting downward in conjunction with the global recession and current sale prices are generally significantly less than those achieved 3 or 4 years ago for similar properties. Buyers are looking for 'deals' and finding them.

 

British Columbia's long awaited HST Referendum vote is over. The final day for receipt of mail-in ballots was August 5th (extended as a result of the postal strike). Results are expected to be announced by the end of August. British Columbians are looking forward to putting this  issue behind them and to moving forward with confidence. This week's stock market volatility has some speculators predicting further rate cuts and mortgage rates that could soon be the lowest Canadians have ever seen. http://www.theglobeandmail.com/interest-rates

 

Cameron Muir, BC Real Estate Association's Chief Economist, predicts a silver lining as a result of recent global economic uncertainty:

 

"The silver lining in the recent global economic uncertainty is that mortgage rates have the potential to reach record lows in the coming weeks as investors flock into bond markets," notes Muir.  "The increased affordability and added purchasing power from lower mortgage rates will help bolster housing demand".

Residents and summer visitors have seen festivals and events taking place each weekend this season and regular Farmer's Markets each Sunday are increasingly popular and well attended. Tourism Sun Peaks reports overall room night occupancy in the resort in July exceeded 10% over the same period last year, and is pacing to post similar growth in August.

 

The Alpine Blossom Season is later than normal and vibrant flowers throughout the alpine are at their best now. Don't miss this opportunity to ride the chairlift to the mountain top, enjoy some great hiking trails, pure clean air and profuse blossoms! Each Sunday visitors to the Farmer's Market are invited to enter a free draw held weekly at our office for 2 summer chairlift passes.
